3D Design Brief

3D Property Visualization:

Your task is to model the property in the 2D files included as a 3D model. The files attached start with a site plan, then describe / detail everything on that site plan.

There are only two complex structures that need modeling and both are identical Highgartens - copy and paste. (See the CORE SITE PLAN and HIGHGARTEN files, the other files are only included for inspiration.)

The carports are very simple, perhaps just put some cars under it. Stock assets are fine for this, as long as they look like they belong with the buildings.

No internal detail, no interior detail at all is visible through any glazing - it is all frosted glass and exteriors for all the structures.

This property design lacks a level of architectural detail that we leave up to the artist to add, a "flare" that brings them to life. These concepts are based on engineering that cannot change, the structures themselves are late stage designs in terms of their function and this brings their form to its current state.

*** Photo-Realistic rendering is the EVENTUAL application of this model, so as much detail, etc. as is possible should be worked into this model. We do understand that the model produced by this contest will not be photo-realistic as that requires a great deal of work ... so do the best you can!

*** Opportunity for Further Contracts: This is a late stage concept and it is likely that client approval of the model produced by this freelance tender will result in further contract work.

The Site Plan:

- 0 Core Site Plan: This file is a scale drawing with exaggerated dimensions for structures (this accounts for roof lines and drainage). For modeling specific structures, the various floor plan, elevation and detail images should be used directly.

This is the property that must be modeled as a whole, including the fringe of Tropical food forest with access paths, etc. that surrounds it. This fringe, shown framing the paved area with structures and discreet gardens, can be larger than shown if this aids the artist in creating a convincing model.

The Highgarten (High Garden Structure):

The style as presented in the elevations is still too minimalist, but it can remain clean, simple, "California", modern, etc. Some flare and detail should be added, good textures, tile, etc. .

Greenhouses and glazing can be frosted, no need to show much internal detail.

Construction Details:

- 27 Sawtooth Greenhouse Sample: This image perfectly describes the greenhouses of the Highgarten. Note the vent on the vertical section of each sawtooth roof (the north faces). The glazing on these greenhouses can be drawn frosted, as if it were polycarbonate, though some color gradient should be added to show the hint of greenery inside.
- 28 Steel Soffit and Gutter Material Sample: This blue material is only used for roofing trim, soffit, gutters, etc. The gutter troughs should be shown as this blue material. The actual roof surfaces are silver, and in the case of Highgarten the silver is visible from ground level.
- 29 French Door and Frosted Glass Sample: Like the windows, the french doors can also have frosted glass.

Solar Carports:

Fill the parking approximately 1/3 with a range of medium cost to luxury cars. Sprinkle a few work vehicles in too, but avoid unrealistic vehicles such are super-cars and overly exotic sports cars. Luxury vehicles are fine, just not too many.

Old Files:

The current project has been cut down to approximately 25% (one quarter) of the original work load. The old files remain up so the artist can get some inspiration as to what might be happening beyond the property being modeled. Most of the files are just for rough guidance, help with the food forest fringe and architectural detail.

YOU DO NOT NEED TO MODEL ANYTHING EXTRA.

Requirements

Must have

• - The structures on the property (see the "0 core site plan", 2 Highgartens, the solar carports)
• - The tropical forest fringe with gravel paths
• - The pavement

Nice to have

• It would be nice if the model was as close to photo-realistic as possible. Of course, 3DS Max has workflow limits ... so please do the best you can.
• The amount of realism will be the measure of success.
